According to USPAP, an appraisal is the act or process of developing an
opinion of value; or simple stated, an opinion of value. This opinion of value
must be substantiated by facts, and those facts must be researched and
analyzed according to USPAP standards to produce a fair and accurate
appraisal that will stand the test of litigation; this is what I do in order to
provide you with an unbias appraisal.
